Waimea is Ranch Country

Located on the North side of the island in the North Kohala District 36 miles north of Kona, Waimea is one of the largest communities on the island with many services available.  It is a great community with cowboy character. 

There are shops, gas stations, great grocery stores, restaurants, their own small plane airport, and more. 

The air quality in Waimea (Kamuela) is relatively clear of vog (volcano fog).  This area is known as a tourist spot close to some of the best white sand beaches on the island.  Parker Ranch is located around Waimea (Kamuela) and was once the largest single owner ranch

operating in the U.S.  The ranch is still in operation and many of the cowboys can still be seen wearing their chaps in to town.  Large cactus dot the landscape all around the town.

The real estate market in Waimea (Kamuela) is less expensive than the majority of the state but a

higher price range for the rest of the island.  The cost of living is less affordable than most areas on the island.  The area is in Lava Hazard Zone 8,which is almost free of any hazard from the volcanoes.  The area is very popular because of the majestic setting cooler temperatures and its proximity to so many good beaches. 

The availability of property in this area can be scarce because those who own these properties do not wish to

sell them.  It makes the properties that do come on the market sell fast and for top dollar.

Another issue that is unique to this area is the town is divided in to wet-side and dry-side.  The properties to the west end of the town are much dryer than the properties to the east.  The lay of the land creates a big difference in rainfall in a small space.

Some popular local points of interest include: Waipio Valley, Old Mamalahoa Highway, and Kalopa Native Forrest State Park, Spencer Beach, Mauna Kea Beach, Hapuna Beach, Crystal Cove, Pu’ukohola Heiau, and Mau’umae Beach.
